IS THERE AN APPLICATION FEE?
-At this time there is no application fee.
HOW LONG DOES IT TAKE TO PROCESS AN APPLICATION?
-The application review and approval process normally takes 2-3 days. A pictured identification card and the Social Security card must be presented with the application.
IS THERE A SECURITY DEPOSIT REQUIREMENT?
-At this time we do not require a security deposit. The Company policy is to run a credit check on all
Applicants. We rely on the credit report, references and other factors to determine acceptance of an
WHAT ARE THE CREDIT FACTORS THAT DETERMINE ELIGIBILITY?
-If it is determined by the credit report or by verification of references that the applicant owes another Landlord or real estate agent, the application will not be approved. Other court records, income verification and identity verification may be requested at the discretion of the Landlord. These records and other credit factors determine eligibility.
ARE APPLIANCES PROVIDED BY THE LANDLORD?
-No. The landlord does not provide any appliances.
ARE PETS ALLOWED IN THE RESIDENCE?
-NO. Pets are NOT ALLOWED in the residence. Pets are permitted outside the residence. The tenant is responsible for maintaining pets outside in accordance with city and county animal restraint (leash) laws.
ARE UTILITIES INCLUDED IN THE MONTHLY RENTAL AMOUNTS?
-No. The tenant must be able to obtain and maintain utility services in the name(s) of the tenant(s). Also, the tenant must use the heating system installed in the residence; i.e. no alternate sources may be used.
WHO IS RESPONSIBLE FOR PROPERTY MAINTENANCE?
-The tenant is responsible for the maintenance of the lawn and outside area including mowing, providing garbage containers in accordance with city and county requirements, and other requirements as to vehicles and other personal property located outside of the residence.
HOW CAN I VIEW THE INSIDE OF THE RESIDENCE?
-We encourage prospective tenants to view the inside of the residence prior to submitting an application. This may be done by providing a refundable key deposit of $20.00 and obtaining a key at the office to inspect the residence. Keys are not allowed to be kept overnight. The $20.00 is refunded upon return of the key.
DOES THE COMPANY PARTICIPATE IN THE SECTION 8 HOUSING VOUCHER PROGRAM?
-Yes, the Company participates in the Section 8 Voucher program. Tenant approval is subject to approval by The Housing Authority of the City of Winston Salem. Section 8 leases are three (3) year agreements. The Company does not negotiate or otherwise adjust rents on Section 8 applications either with the Housing Authority or the tenant.
WHAT ARE THE NORMAL OFFICE HOURS?
-The office hours are 8:00 am to 5:00 pm Monday through Friday. The office is closed most holidays.
